Outside Improvements

Trinity Park Inc is a not-for-profit 501 (c) organization which has been dedicated to serving the housing needs of senior citizens and the disabled for more than thirty-five years here in Livonia, Michigan.  Public support is needed for several projects which will upgrade the quality of life for all of our residents. These projects can only be accomplished with the support of individual and corporate donations so that Trinity Park Inc can keep the costs of rent at the lowest level possible for our low-income independent living senior citizen and disabled residents.

There are two categories of projects which need to be addressed-inside and outside projects. All improvements are including permits, demolition, installation and products.

 Driveway & Parking Lot:  We are in need of a new asphalt driveway and parking lot. Due to the climate conditions here in Michigan the asphalt has deteriorated to the point that there are divots, draining problems, and cracking that can no longer be just repair.  These repairs are not cost-effective to make and in all practicality would be to remove the 20 year asphalt, and start over with a new base and concrete to eliminate our many issues. However, for us to handle this cost it would take Trinity Park Inc many years to complete such a big venture and we are in critical need to complete this project at the present time.  $345,000  

Sidewalk improvements:  In some areas, water is collecting and slowly eroding the concrete bed, causing the sidewalk slabs to sink, crack and could potentially become a hazard. $15,000

 Screen Doors have been replaced at four apartments due to deterioration.  Over the years we have maintained existing doors with replacement parts. Yet these doors are 37 years old. Warping and rust to the aluminum door body due to extreme temperatures are not repairable. We must replace these screen doors in the remaining thirty-six apartments. $15,000

Garage: Our maintenance staff is currently using the Clubhouse furnace room as a make-shift work station and storage space. Over time, this space has become too overcrowded to safely function as a maintenance work area. We are in need of a 2 ½ Car garage with a built-in screen enclosure.  The garage would be used as a work station with more secure storage that will have electricity and heat.   Total cost: $24,000 + $2,500 electricity hookup

Fencing:  The perimeter of Trinity Park Inc property has steel cyclone fencing which is in dire need of replacement. Fence posts have bent, the fencing material itself has broken open, and it has become a security issue for the residents, as strangers come wandering through the property at odd hours of the night and day. The solution is to tear down all of the old fencing and replace it with eight foot tall privacy fencing along two sides of the property. $35,000

Trees & Shrubs:  Trinity Park, Inc. has been in operation since 1971. Over this time, the surrounding landscaped areas have been deteriorating. Shrubs and flowerbeds are in need of complete refurbishment. Trees throughout the complex have become overgrown and are inappropriately placed in relation to buildings and are structural threatening the nearby buildings. These trees need to be removed and new varieties planted in more suitable areas. $15,000.00 Landscaping, $25,000.00 Tree/removal & Replacing 

Community Flag Pole: Trinity Park, would like to install a community flag pole. The approximate cost of this project  $1,100.00.
